Unpaid rent, a deposit that is not returned, repairs that no one wants to pay, a business premises that must be left, a property in proindivis that some want to sell and others do not... Conflicts over real estate usually have a lot of value at stake and, in court, can last for years. Conciliation in leases and ownership is a quick and confidential way to reach an agreement with legal criteria. What conflicts is it used for? – Residential and business leases: rents, updates, deposits, works and repairs, end of contract and delivery of the property. – Co-ownership: use, expenses and sale or award of a property that belongs to several people. – Purchases and sales: deposits, defects in the property, deadlines and breaches. – Owners who live abroad and need to resolve a conflict remotely. How does it work? We study the contract and documentation, invite the other party in writing and with proof of receipt, and hold the necessary sessions, individual and/or joint. If there is an agreement, we draw it up for you to sign and, if desired, it can be made into a public deed or request judicial approval so that it has executive force. If there is none, you receive the document that proves the attempt at negotiation. Why is it worth it? – It is much faster and cheaper than a legal procedure. – It is confidential. – It allows you to agree on terms, deferred payments or the exit from the property in an orderly manner. – Before filing most civil lawsuits, you must have tried an appropriate means of dispute resolution (MASC). Conciliation meets this requirement. We serve in Catalan, Spanish, English and French. Face-to-face sessions in Girona, Figueres and Caldes de Montbui, or remotely by videoconference. We respond to each request within a maximum of 48 business hours with a proposed date, modality and budget.
